Why you need a mortgage capacity report


  • Both parties have a housing need to be met, so in a financial dispute you'll each have to provide this report to help decide the outcome. Your report can even be tailored to take into account various possible outcomes, helping to ensure you get a fair settlement.


Why you should use us

If you don't think you can get a mortgage


  • Even if you can't get a mortgage, the other party will still require a report from you to confirm it. This will include our assessment of your circumstances, and state the reasons why you cannot get a mortgage.


Questions about pensions & investments


  • We'll only ask for information relevant to a mortgage. Unless you're actually receiving a pension or an income from investments, you won't have to disclose them.

As well as stating the amount you can likely afford to borrow and the monthly cost, the report will also declare the relevant details and circumstances that we have been provided with about you, in order to make that assessment.


This is where different settlement options are being considered. For example, you may / may not be looking to pay / receive spousal maintenance in return for a smaller / larger slice of the former marital home - either of which could effect your level of borrowing. The report can show multiple results, with each result shown being relevant to a potential outcome. 


You automatically get the option for a few different scenarios within the standard report price.  An additional charge may be made where the solicitor has requested the need for many scenarios.


Every mortgage lender has different criteria, so mortgage capacity reports have to be completed by a competent and credible person. We have the relevant qualifications, experience, skills and credibility that you need for solicitors and courts to accept the document.
